OF CHESTERFIELD AN ORDINANCE OF THE TOWNSHIP OF CHESTERFIELD AMENDING THE PROVISIONS OF THE “CHESTERFIELD LAND DEVELOPMENT ORDINANCE (1998)”, AS SUBSEQUENT AMENDED, TO CLARIFY VARIOUS ARCHITECTURAL STANDARDS APPLICABLE TO OLD YORK VILLAGE WITHIN THE TOWNSHIP OF CHESTERFIELD’S RECEIVING ZONE BE IT ORDAINED AND ENACTED by the Township Committee of the Township of Chesterfield, County of Burlington and State of New Jersey as follows: Section 1. Amended Sections. A. Section 130-83 entitled, “Architectural and Site Design Standards and Guidelines Applicable with the Planned Village Districts”, is hereby amended by revising the following subparagraphs of same to now read as follows: 1. §130-83D (8) (c) is hereby amended to add the following new subparagraph [4]: “[4] The same color palette including similar hues of a color for siding, shutter trim and roof color. Two units with substantially similar color palettes shall be separated by at least two units with differing color palettes. 2. §130-83E (2) is hereby amended to add the following new subparagraph (j): “(j) A minimum of sixty percent of units on a street block shall have shutters. 3. §130-83E (3) (b) is hereby amended to read as follows: “(b) Front porches shall be located on the façade facing the sidewalk and may be wrapped around the side wall of the dwelling. The minimum porch shall be seven feet deep from the front wall of the dwelling and shall cover a minimum of sixty percent of the total width.” 4. §130-83E (7) (c) is hereby amended to now read as follows: “(c) Roofs shall be simply and symmetrically pitched and only in the configuration of gables and hips. There shall be no more than fifteen percent (15%) of the units on a street block with hipped roofs. The pitch of the roofs shall be between seven (7) to twelve (12) and fourteen (14) to twelve (12). The pitch of the roofs over gables which face the front of residential buildings shall be between nine (9) to twelve (12) and fourteen (14) to twelve (12).” 5. §130-20 entitled, “Area Yard and Bulk Requirements”, is hereby amended at the “Village District” chart, to amend the permitted height for single-family dwellings from thirty feet (30') to thirty-five feet (35'). Section 2. Repealer, Severability and Effective Date. A. Repealer. Any and all Ordinances inconsistent with the terms of this Ordinance are hereby repealed to the extent of any such inconsistencies. B. Severability. In the event that any clause, section, paragraph or sentence of this Ordinance is deemed to be invalid or unenforceable for any reason, then the Township Committee hereby declares its intent that the balance of the Ordinance not affected by said invalidity shall remain in full force and effect to the extent that it allows the Township to meet the goals of the Ordinance. C. Effective Date. This Ordinance shall take effect upon proper passage in accordance with the law. CHESTERFIELD TOWNSHIP COMMITTEE Introduced: June 11,
