Application for Continued Certificate of Occupancy

REQUIREMENTS OF CONTINUED CERTIFICATE OF OCCUPANCY
FOR RENTALS OR RESALES

1.  A physical inspection of the property must be scheduled. Inspections are performed Tuesday and Thursday afternoons.  Requests for inspections may be made by calling (609) 298-0426 anytime and leaving your request on the answering machine.  REQUESTS FOR INSPECTIONS MUST BE RECEIVED BEFORE NOON THE DAY PRIOR TO YOUR REQUESTED INSPECTION.

2.  A list of violations and necessary repairs will be provided to you.  Once you have made the required repairs, a re-inspection is required.  This re-inspection is included in the original fee.  If additional inspections are required, there is a $25.00 fee for inspection.

3.  Smoke detectors and carbon monoxide detectors will be tested by the Township Inspector during the physical inspection of your property unless you have a monitored system.  In that case, you must provide a certification from the monitoring agency that your system is operating correctly.

4.  The following certifications are required in order to receive a continued certification of occupancy.  CERTIFICATIONS MUST BE MAILED OR HAND-DELIVERED TO THE OFFICE.  THEY WILL NOT BE ACCEPTED BY THE INSPECTOR DURING THE PHYSICAL INSPECTION OF THE PROPERTY.  THIS OFFICE REQUIRES ORIGINAL CERTIFICATIONS - NO PHOTOCOPIES OR FAXES WILL BE ACCEPTED.

  • Certification that your heater is operating correctly.

  • Certification for your heater-chimney.

  • Certifications for any wood-burning fireplaces or woodstoves.

  • Certification for fireplace/woodstove chimney.

  • If the property is serviced by well-water, you must have the water tested by a certified water testing company and the buyer or new tenant must certify that they are aware of the results. A form is available which may be used for this purpose.

All violations must be corrected and inspected, and all certifications must be received in order to receive a Continued Certificate of Occupancy.  WHEN ALL REQUIREMENTS HAVE BEEN SATISFIED, THREE (3) BUSINESS DAYS ARE REQUIRED TO GENERATE THE CERTIFICATE.  PLEASE ALLOW ENOUGH TIME PRIOR TO CLOSING.  NO EXCEPTIONS WILL BE MADE.
